In a previous report, we covered the unfortunate news of the Ice Tower project in Panama City being canceled, with refunds issued to investors. Many of these investors secured their units at attractive prices, some as low as $1000 per square meter. Considering current market values range from $2000 to $3500 per square meter, exceeding even some Florida real estate prices, the initial investment seemed promising.
However, a significant portion of these purchases were made by speculators, often referred to as “flippers,” who aimed to profit from reselling the properties rather than residing in them. This cycle of resales can create a precarious situation, akin to a game of musical chairs. When demand wanes, some investors risk being unable to sell their condos for a profit, potentially leading them to forfeit their down payments, which could represent up to 30% of the purchase price.
The alternative is to complete the purchase and hope for future appreciation to avoid losses. This often involves renting out the units. However, a glut of rentals due to numerous “stuck” investors can depress rental rates. When rentals become significantly cheaper than ownership, potential buyers are discouraged, hindering appreciation and potentially triggering a real estate downturn.
Ice Tower investors, initially anticipating substantial profits, now face the prospect of only receiving a refund. They also missed out on alternative investment opportunities in other projects that might have been successfully completed during the same period, representing a hidden opportunity cost.
On June 24, 2007, cement trucks were observed pouring concrete into the former Ice Tower foundation site. While the original project is no longer viable, the purpose of this activity remains unclear. Were they simply filling the hole, or were they laying the foundation for a new structure? According to La Prensa newspaper, the Ice Tower team indicated that a new building would replace the original, suggesting the latter scenario. However, the precise reason for the concrete pour remains unconfirmed.
In related news, we’ve learned (though this is unconfirmed at this point) that the replacement project for Ice Tower will be named Iron Tower. The same developer is reportedly behind the new venture. Iron Tower is planned to be a 75-story building, making it a prominent landmark on Avenida Balboa. Existing Ice Tower purchasers are allegedly being offered a discounted price of $2500 per square meter, compared to the listed price of $3200 per square meter. Investors can transfer their investment to the new project or opt for a refund. Further details are expected to emerge in the coming days and weeks as the Panama real estate market continues to evolve.
